Progress continues at Magnolia Forest for KB Home, where we’re moving from underground utilities to curb and asphalt across the 154-lot community.
The scope tells the story:
That’s three different scopes, three different crews, and three different sets of inspections, all running on one site while the builder waits on finished lots.
That’s the phase of a residential project where we see schedules go sideways most often. Underground work has to be complete, tested, and accepted before curb can go in. Curb has to be set and cured before asphalt. Each handoff is a place where a project can lose two weeks waiting on a subcontractor to mobilize, or lose a month because an inspection came back short.
We keep that from happening by running all of it in house. Our pipe crews, curb crews, and paving crews work off the same schedule and answer to the same superintendents. When the underground in one section is accepted, curb is already staged to start. That’s the difference between a site with multiple contractors on it and having us run the whole package as one turnkey sitework partner.
For a builder like KB Home, we keep the result straightforward: finished lots delivered on a schedule they can build against, and one number to call when something needs to move.
From underground to finished roadway, it’s another look at The Marks Difference in action here in the Triangle.
